The applicant proposes a 503,312 square foot warehouse/distribution center with separate accessory 8,362 square foot truck maintenance building on a site totaling 112.77 acres located in the ID (Interchange Development) District in the Town of Montgomery, County of Orange. The project proposes to connect to the Town's public water and sewer systems and requires approval for the extention of both districts to the site.  

A future expansion of the proposed facility of 165,145 square feet of additional warehouse/distribution space is also proposed and has been evaluated as part of the overall amended application, for a total anticipated buildout of 676,819 square feet. Ancillary office facilities are part of the warehouse/distribution center. The site fronts on Neelytown Road (County Route 99) and Beaver Dam Road, opposite the Cardinal Health facility.  The proposed project will bring over 300 jobs to the Town and will be constructed consistent with LEED guidelines.  The applciant plans to  seek LEED Gold certification for the project which would make it the highest LEED rating for a facility of its kind in Orange County. 
The majority of the project site was originally the subject of a Draft Environmental Impact Statement, a Final Environmental Impact Statement, and a SEQRA Findings Statement adopted May 11, 2009. That original completed action was known as the Crossroads Distribution Center, pursuant to an application by Panattoni Development Company, Inc, for a two lot subdivision combined with site plan special exception use and other permits. The current applicant intends to consolidate three exiting tax lots and seeks amended land use approvals to accommodate the project as modified from the original approvals.
