Panattoni EIS

Services Required:
The Turner Miller Group was retained by Panattoni Development Company to seek approval of a minor two lot commercial subdivision on an approximately 110+/- acre site located on the north side of Neelytown Road (County Route 99) and on the west side of Beaver Dam Road in the Town of Montgomery. The site presently exists as a combination of active agricultural fields and undeveloped woodlands and wetlands.
The Proposed Action, known as Crossroads Distribution Center, is a 505,440 square foot warehouse and distribution center. Of the 505,440 square feet approximately 95 percent, will be storage area; the balance will be offices for the Proposed Action. The project site will feature parking for up to 90 commercial trailers with 124 loading docks.
There are no improvements currently proposed for Lot 2. However, the EIS analyzes the generic impacts of an approximately 20,000+/- square foot office/flex building based on what is permitted by existing zoning.
The largest challenge associated with project approval has been working with the Town to develop effective mitigation strategies in regard to noise and visual impacts as the proposed warehouse and distribution center is adjacent to several residential homes.
