Leyland Planned Adult Community

Warwick Grove Phase I

The Turner Miller Group was selected to prepare an Environmental Impact Statement for the Leyland Planned Adult Community (PAC); a 225-unit development that had been proposed in both the Town of Warwick and Village of Warwick, New York. Land which was located in the Town of Warwick was annexed into the Village as part of PAC designation and approval. The PAC has been designed according to Traditional Neighborhood Principles, which emphasizes narrow, interconnected street grids, small neighborhood greens and parks, the inclusion of community facilities in the neighborhood center, and situating homes in close proximity to sidewalks. The development included single family homes, two family attached units and townhouses to meet a range of community needs. Turner Miller Group lead a team of consultants and worked closely with Village representatives to bring this plan to fruition. At the time of approval, there were no other active adult communities in the surrounding area and the Leyland PAC helped fill the gap in this housing market and set precedent for a mixed housing, designed community.  Phase I of the development, now known as Warwick Grove, is nearing completion.
