Green Acres EIS

The Turner Miller Group was retained by Green Acres Property Group to prepare a Draft Generic Environmental Impact Statement (DGEIS) for their total land holdings of 640 acres, located on Route 416 in the Towns of Hamptonburgh and Montgomery. Activities of multiple consultants were coordinated and their material was assimilated into the DGEIS document. The firm also conducted a number of planning studies to analyze the impacts of this project. The project required the facilitation and coordination of the review between two municipalities.

The DGEIS considered the impacts of potential development associated with approximately 136 acres of industrially zoned property and a total of 503 acres of residentially zoned property. If constructed to the maximum allowed by existing zoning, the industrial property would have yielded 1.2 million square feet of warehouse/industrial space and 200 single-family residential units. The DGEIS was prepared with the assistance of a grant from Build Now-NY, a program designed to offer funding in order to satisfy SEQRA requirements in advance of specific development proposals in order to make the site more attractive to potential future users. Without specific development proposals, the generic EIS considered the maximum use of the site allowed by zoning in Hamptonburgh and Montgomery. Future site development within the bounds of current zoning and adhering to guidelines established by the GEIS document are not subject to additional SEQRA review. There are no plans to subdivide or develop the
residential portion of the lot at the time the document was prepared, so potential residential impact was studied at a less detailed level.
